Twin Creeks Development

The new Twin Creeks Development in St. Augustine is really taking shape! Its location on CR 210 in between 95 and US 1 offers excellent options for residents. This area has been a destination for those looking to commute to Jacksonville for work. Many home buyers are attracted to this 210 corridor area because of its close proximity to Jacksonville yet St. Johns County school district. Another benefit to the location of the Twin Creeks Development is easy access to St. Augustine or even farther south. Orlando is an easy drive away as well. If the beach is what you’re after, there are many options! Drive straight east to find many different beaches within 15-20 minutes. Our favorite is just south of Mickler’s Beach in the Guana River Preserve area. Here you’ll find miles and miles of untouched beaches with not a building in site.

Buyers are moving to this area from all over the country all seeking different things. Some are moving in for a job while it seems like most are just wanting a different way of life. This area is known for its relaxing vibes and amazing beaches. For starters, the weather is amazing. We do not experience harsh winters and have not seen snow since 1989, and we’re okay with that. In the summer, our temps aren’t as scorching as farther south into Florida. We also have a nice breeze coming in off the coast.

Creekside at Twin Creeks


Creekside at Twin Creeks was the first neighborhood to open its doors to new residents in the large Twin Creeks development. Creekside offers options by several different builders. Travel west a few miles and you’ll find Beacon Lake St. Augustine. This community opened its models very recently and lots are already selling like crazy. Beacon Lake offers options from two different builders: Mattamy Homes and Dream Finders Homes. The community clubhouse and pool are currently under constructions but will open Fall 2018. Beachwalk St. Johns



Beachwalk subdivision has everyone buzzing about the gorgeous 14 acre crystal lagoon. Beachwalk offers a few different neighborhoods and options by multiple builders, including Lennar Homes, Americrest Luxury Homes and Vintage Estate Homes. Some homes will border the crystal lagoon and offer three story options for optimal views. The crystal lagoon will open to Beachwalk residents summer 2018. Eventually, Beachwalk St. Johns will offer shopping options open to the public. The public will not have access to the crystal lagoon.

Beachwalk CDD Fees and HOA Fees

The first question on many home buyers’ minds is how much does it cost to live in Beachwalk. This will vary depending on the lot and neighborhood within Beachwalk. In The Reef which is a Lennar community, the CDD fees tend to be around $3,200 to $3,500 per year. Again, this varies by lot. The HOA fees in this neighborhood are around $400 to $500 per quarter.
